The first 25 customers who book a room for the 2025/26 academic year at Student Roost’s Deakins Place property between 12:00pm GMT (‘noon’) on 20 November 2024 and 23:59pm GMT on 31 January 2025 or until all the discounts have been claimed, whichever is earlier (‘Offer Period’), will receive a £150 rent discount, subject to these terms and conditions.
1. This offer is open to new customers only. Individuals who are currently living in a Student Roost property for the 2024/25 academic year are not eligible for this offer.
2. There are only 25 rent discounts available.
3. To qualify a customer must:
(a) complete a room booking for the 2025/26 academic year at Deakins Place during the Offer Period for a minimum tenancy period of 44 weeks; and
(b) enter the code “DP150” in their booking application; and
(c) be aged 18 years or older at the start of the 2025/26 tenancy period; and
(d) be undertaking a course of study at an institution of further and/or higher education in the United Kingdom during the 2025/26 academic year; and
(e) check-in to Deakins Place at the start of the 2025/26 tenancy; and
(f) pay all rent instalments due and any other outstanding amounts/fees owed to Student Roost under their 2025/26 tenancy agreement; and
(g) not give notice to cancel their 2025/26 tenancy agreement.
For a booking to complete the customer must have accepted the terms and conditions of Student Roost’s 2025/26 tenancy agreement, paid the deposit (if any), their guarantor must have signed and returned the guarantee agreement and any applicable cooling off period must have expired without the customer giving notice of cancellation. Internet access is required.
4. Rooms are subject to availability.
5. This offer cannot be applied retrospectively to customers who have already completed a room booking for the 2025/26 academic year.
6. This offer excludes: (i) bookings for the 2025/26 academic year referred through a nomination agreement or a referral agreement and (ii) customers who currently have a tenancy agreement with Student Roost property for the 2024/25 academic year.
7. The rent discount will be applied as a credit to the qualifying customer’s account with Student Roost and will be deducted from the final rent instalment payable pursuant to the customer’s 2025/26 tenancy agreement. If the rent discount exceeds the amount of the final rent instalment payable pursuant to the customer’s 2025/26 tenancy agreement then the balance will be deducted from the previous rent instalment. No cash or gift card alternative is available.
8. Only one rent discount per qualifying customer is permitted. The rent discount is personal to the qualifying customer and is non-transferable. Customers in dual occupancy rooms are entitled to one rent discount only.
9. If a customer doesn’t check in to the property at the start of their 2025/26 tenancy they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement.
10. If a customer doesn’t pay all rent instalments due and any other outstanding amounts/fees owed to Student Roost under their 2025/26 tenancy agreement they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement.
11. If a customer cancels their 2025/26 tenancy agreement during the tenancy period they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement.
12. Student Roost accepts no responsibility for bookings not successfully completed during the Entry Period due to a technical fault, technical malfunction, computer hardware or software failure, satellite, network or server failure of any kind.
13. This offer can be applied in conjunction with the Refer a Friend offer but cannot be applied in conjunction with any other offer or promotion.
14. These terms and conditions are governed by English law and are subject to the exclusive jurisdiction of the English courts.

1. This offer is open to new customers only. Individuals who are currently living in a Student Roost property for the 2024/25 academic year are not eligible for this offer.

3. To qualify a customer must:

The terms and conditions of the ‘St David’s £150 Rent Discount offer for 2025/26 Bookings)’ (“Offer Terms and Conditions”) are amended, as set out below.
1. The Offer Period in the Offer Terms and Conditions is extended to 23:59pm GMT on 31 January 2025 (“Offer Period”).
2. This offer cannot be applied retrospectively to customers who have already competed a room booking for the 2025/26 academic year.
3. Rooms are subject to availability.
4. All other terms of the Offer Terms and Conditions continue to apply in full. For the avoidance of doubt, customers must continue to satisfy all other conditions set out in paragraph 3 of the Offer Terms and Conditions.

ST. DAVID’S £150 RENT DISCOUNT FOR 2025/26 BOOKINGS- TERMS AND CONDITIONS- AMENDED
The terms and conditions of the ‘St David’s £150 Rent Discount offer for 2025/26 room bookings’ (“Offer Terms and Conditions”) are amended, as set out below.
- New customers who make a booking at Student Roost’s St David’s property for the 2025/26 academic year between 09:00am GMT on 4 November 2024 and 17:00pm GMT on 30 December 2024 will receive a First Bus annual student bus pass in addition to the £150 rent discount, subject to the Offer Terms and Conditions.
- There are only 200 First Bus annual student bus passes available.
- Only one First Bus student bus pass and one rent discount per qualifying customer is permitted. Customers in dual occupancy rooms are only entitled to one First Bus student bus pass and one rent discount.
- A code for a First Bus student bus pass will be emailed to qualifying customers by 23.59pm BST on 1 October 2025 subject to the qualifying customer checking-in to St Davids at the start of the 2025/26 tenancy period and confirming their email address on check-in. The code can be redeemed on the First Bus App.
- If the qualifying customer does not check-in to St Davids at the start of the 2025/26 tenancy period they will forfeit entitlement to the First Bus student bus pass.
- The First Bus student bus pass is personal to the qualifying customer and is non-transferable.
- Use of the First Bus student bus pass is subject to the terms and conditions of the issuing organisation. Student Roost is not liable for any loss or damage arising out of a qualifying customer’s use of the First Bus student bus pass.
- Student Roost reserves the right to substitute the First Bus student bus pass with an alternative item of equal value if for any reason it is unable to procure a First Bus student bus pass. No cash alternative is available.
- By completing a room booking a customer gives their consent for their email address and contact details to be (i) used by Student Roost for the purpose of contacting them in connection with this offer and (ii) shared with First Bus for the purposes of sending them a First Bus student bus pass (if that is the option chosen).

Rebooking and loyalty - offers and promotions
1. General Overview
1.1. The Student Roost Loyalty Promise ("Loyalty Promise") applies to all residents who rebook their accommodation with Student Roost for the 2025/26 academic year.
1.2. The Loyalty Promise ensures that residents who rebook their accommodation by the 31 January 2025 (“Qualified Resident”) will receive the best available rental rates. Should Student Roost reduce or discount the rate for the same room type in the same property and for the same tenancy period after a resident rebooks, the annual rent will be matched to the lower rate, subject to the conditions outlined in these Terms and Conditions.
2. Eligibility Criteria
2.1. To be eligible for the Loyalty Promise, the Qualified Resident must:
(a) have been resident in a Student Roost property for the whole of the academic year 2024/25;
(b) rebook a room with Student Roost by 31st January 2025 for the 2025/26 academic year for a minimum tenancy period of 40 weeks;
(c) not be in rent arrears under their 2024/25 tenancy agreement or otherwise in breach of their 2024/25 tenancy agreement or any prior tenancy agreement with Student Roost;
2.2. The Loyalty Promise applies only to the same room type in the same property and for the same tenancy period as booked by the Qualified Resident for the 2025/26 academic year. Any changes in room type or tenancy period may render the resident ineligible for the Loyalty Promise.
2.3. Upon booking, the resident will receive an email containing a “Loyalty Promise Certificate” as confirmation of their eligibility for the Loyalty Promise. This certificate will outline that if Student Roost offers the same room type in the same property and for the same tenancy period for booking during the period from 1 February 2025 to 30 September 2025 at a lower rate than the Qualified Resident's original booking rate, the Qualified Resident will be entitled to a deduction of the difference from their final instalment.
3. Price Matching Process
3.1. A price review will be conducted on or after 30th September 2025, comparing the original booking rate to any subsequent rates offered for the same room type, property, and tenancy period up to 30th September 2025.
3.2. If the review determines that another booking was made by a third party at a lower rate for the same room type in the same property for the same tenancy period, the total difference in rate across they tenancy period will be deducted from the Qualified Resident’s final instalment due under the tenancy agreement for the 2025/2026 academic year. In cases where overpayment has occurred, Student Roost will process a refund or credit.
3.3. The Loyalty Promise applies only to the annual rent. Student Roost will match reductions in annual rent only.
3.4. Student Roost will communicate any rent adjustments to Qualified Residents by the end of October 2025. This adjustment will be reflected in the last scheduled instalment for the tenancy period.
4. Exclusions and Limitations
4.1. The Loyalty Promise applies exclusively to the specific room type, tenancy period, and property specified in your 2025/26 tenancy agreement.
4.2. The Loyalty Promise excludes non-rent-related fees or additional charges, including payment processing fees or charges related to payment methods, instalments, or late fees.
4.3. The Loyalty Promise excludes all promotional incentives, including but not limited to cashback offers, vouchers, travel passes, or other cash alternatives. The rate comparison applies solely to the base annual rate and will not be included in any price matching or rent adjustment under the Loyalty Promise.
5. Communications and Marketing
5.1. Student Roost will make reasonable efforts to ensure that any changes to rent pricing, or the availability of the Loyalty Promise, are communicated clearly and promptly to the Qualified Residents no later than 31 October 2025. Qualified Residents will also be informed about the process and timeline for price adjustments or refunds where applicable.
5.2. All Qualified Residents will receive detailed information via email and within the Loyalty Promise Certificate, ensuring they understand the terms and are aware of the process. In cases where price adjustments affect the final payment, Student Roost will provide written confirmation of any changes.
6. Modifications and Termination
6.1. Student Roost reserves the right to change, terminate or withdraw the Loyalty Promise at any time without prior notice. Any changes will not affect bookings made prior to such modifications or withdrawal.

The terms and conditions of the Refer a Friend offer are amended for a limited time in respect of the properties listed in paragraph 3 below only, as set out below:
1. This offer is open from 5:30pm BST on 7 October 2024 to 23.59pm GMT on 31 January 2025 (“Offer Period”) and applies to customers who refer a friend to live at one of the Student Roost properties listed in paragraph 3 below for the 2024/25 academic year during the Offer Period. To be eligible for this offer, the referred friend must have completed a room booking in accordance with the Refer a Friend terms and conditions for the 2024/25 academic year during the Offer Period.
2. The value of the GiftPay™ Flexi eGift Card that qualifying customers will receive for each friend they refer to live at one of the Student Roost properties listed in paragraph 3 during the Offer Period is £150.

5. To qualify a customer must either live with Student Roost during the 2024/25 academic year with a valid tenancy agreement or have a completed room booking with Student Roost for the 2024/25 academic year AND the referred friend must satisfy all the following conditions:
a) not have a tenancy agreement with Student Roost for the 2024/25 academic year; and
b) subject to paragraph 7, complete a room booking with Student Roost for the 2024/25 academic year during the Entry Period for a minimum tenancy period of 12 weeks; and
c) enter the customer’s Refer a Friend code in their booking application; and
d) be aged 18 years or older at the start of the 2024/25 tenancy period; and
e) must be undertaking a course of study at an institution of further and/or higher education in the United Kingdom during the 2024/25 academic year; and
f) check-in to the accommodation at the start of the 2024/25 tenancy period and not have given Student Roost notice of cancellation.
6. This offer cannot be applied retrospectively to customers whose friends have already booked a room with Student Roost for the 2024/25 academic year.
7. All other terms and conditions of the Refer a Friend offer continue to apply in full.

Prize draws and giveaways
1. To be eligible to enter the prize draw you must:
(a) be aged 17 or 18 years of age; and
(b) a resident of the United Kingdom or the Republic of Ireland; and
(c) go to https://info.studentroost.co.u... and complete the Prize Draw Entry Form between 31 December 2024 at 9:00am GMT and 11.59pm BST on 9 May 2025.
Internet access is required to complete the Prize Draw Entry Form.
2. The prize is a 256gb iPad (colour chosen at random) with USB-C Apple pencil.
3. All eligible persons who have completed a Prize Draw Entry Form by 11.59pm BST on 9 May 2025 will be automatically entered into the prize draw.

9. The prize must be collected by the winner from the reception at the relevant Student Roost property stated in the winner’s notification email by no later than 17:00pm BST on 16 June 2025. Student Roost will liaise with the winner to arrange collection. Evidence of identity and age must be shown by the winner prior to collection of the prize. If the winner fails to respond to Student Roost and/or produce evidence of identity and age by the collection date (i.e. by no later than 16 June 2024), they will forfeit entitlement to the prize, and it may be re-drawn from all eligible entries from the draw date and a new winner chosen. If there is any doubt or dispute as to whether or not evidence of identity and age is satisfactory the decision of Student Roost will be final, and no correspondence will be entered into.
10. By entering this promotion, you agree to the use of your name and photograph in publicity, including (without limitation) on Student Roost’s social media accounts (without any additional compensation) if you are declared the winner.
